Allandale — Austin Neighborhood Guide

Allandale is widely considered one of Austin's best family neighborhoods thanks to its quiet tree-lined streets, low crime rates, and central location. However, families should be aware that Austin ISD has been closing underenrolled schools, so it is critical to verify that your zoned campus is still operating. The neighborhood has excellent access to parks, community pools, and youth sports leagues. The Allandale Neighborhood Association is active and organizes regular community events.

Allandale generally has a low flood risk, but properties near Shoal Creek on the eastern edge of the neighborhood should be evaluated carefully. Shoal Creek has a history of significant flooding during heavy rain events, and some adjacent properties fall within FEMA-designated flood zones. The City of Austin has invested in flood mitigation infrastructure along the creek, but buyers should always pull flood zone maps for specific addresses. Properties a few blocks away from the creek face minimal flood risk.

Allandale and Brentwood are adjacent neighborhoods with a similar feel, both offering mid-century ranch homes under mature tree canopy. Allandale tends to be slightly more affordable and covers a larger area, while Brentwood has seen more new construction and teardown-rebuilds that have pushed home prices higher. Both neighborhoods share access to the Burnet Road restaurant corridor and are served by Austin ISD. Brentwood is marginally closer to downtown, which can shave a few minutes off commute times.

Austin Energy is the sole electricity provider for Allandale, as Austin operates a municipal utility outside the deregulated Texas power grid. You cannot shop for alternative electric providers here. Austin Energy rates are generally competitive and more stable than the variable plans common in deregulated areas like Dallas. Water service is through Austin Water. Fiber internet from AT&T and Google Fiber is available in most of the neighborhood.
