Brentwood is characterized by mid-century ranch-style homes built primarily in the 1940s through 1960s, many sitting on generous lots with mature trees. Some properties have been renovated or rebuilt, and the neighborhood is seeing a gradual shift toward modern construction on older lots.

Brentwood is remarkably central for a quiet residential neighborhood. It is approximately 10 minutes from UT Austin, 12 minutes from downtown, and 15 minutes from The Domain shopping and dining complex, giving residents access to multiple employment and entertainment hubs.

Brentwood is moderately priced for central Austin, with a median rent around $1,900 and home prices near $575,000 after correcting from the 2022 peak. It is more affordable than Zilker, Clarksville, or Travis Heights while offering a similarly central location.

Brentwood is served by Austin ISD. However, the district is actively closing and consolidating campuses due to declining enrollment. Families moving to Brentwood should verify current school assignments directly with AISD, as boundaries and campus availability are subject to change.

Cedar Fever is the dominant allergy concern. From December through February, mountain cedar pollen counts spike across all of Central Austin, including Brentwood. Most newcomers experience symptoms their first winter. Year-round, Austin also has high mold and ragweed counts that can affect allergy-prone residents.
